Commercial parking lots benefit from massive economies of scale. While a small driveway might cost $5.00 per sq ft, a 50,000 sq ft parking lot can often be paved for $2.50 to $3.50 per sq ft.

Paving a commercial parking lot is a completely different beast than paving a residential driveway. The equipment is larger, the base requirements are stricter, and the logistics of traffic control and mobilization are much more complex.

However, the actual cost per square foot drops significantly on commercial jobs.

Why Large Lots Cost Less Per Square Foot

In paving, the highest profit killers for contractors are "mobilization" and "hand work."

Mobilization is the cost of paying four guys to drive three heavy trucks across town. Hand work is when the paving machine cannot fit into tight corners, forcing the crew to shovel and rake the asphalt manually.

A massive, wide-open parking lot requires the same mobilization as a small driveway, but the crew can lay asphalt continuously using the machine without stopping. This high efficiency drops the labor cost per square foot drastically. A 50,000 sq ft lot might bid out at $2.50 per sq ft, while a 500 sq ft driveway might bid out at $5.00 per sq ft for the exact same thickness.
